Understanding which skylight is best suited for your application is extremely important. In this series of pictures, you will see the result of when the previous contractor used a SELF FLASHING skylight (Meant ONLY for shingled roof applications) on a flat roof. This resulted in the homeowner covering their skylight with a bucket of tar to try and stop the water from coming in the home. This is only going to get you so far and is only a band-aid on a very bad issue that can only be fixed by getting to the root of the problem.



Solution: We remove and replace the existing skylight with a new curb mount skylight on a sloping curb frame (Sloping curb meant for flat glass skylights to encourage water and snow movement) sealed to the roof using 2 ply torch down flat roof membrane. The flat roof membrane works as both the waterproofing and flashing. Flashing would only be used to improve aesthetics as needed on a flat roof application. But first, before sealing it to the roof we had to replace all the water damaged plywood. Skylights unlimited will always offer to finish the inside of the new curb with trim primed white to give it that finished look, this is something most roofers won't even consider.



All of this takes a lot of time. Flat roofs need even MORE attention than a shingled roof. Whenever we have a flat roof skylight application our game faces are really on because they can be so vulnerable and everything has to be done 110%. The client had to pay for the original flat roof job and now for the skylight work to be done afterward which is much more expensive than having it done right the first time.
